  • Step 1: Listing your property for sale

    Before a property can be listed on the market in Engadine, the law requires that a draft contract for sale is available to your real estate agent. Once you confirm you’d like to proceed, we will:


    • Provide a cost disclosure outlining the scope of our work
    • Send you a property questionnaire to complete
    • Order necessary certificates and documents from Land Registry Services, your local council and water provider
    • Prepare the draft contract and send it to your agent so they can begin marketing the property

    Returning the completed questionnaire promptly helps us prepare a contract that reflects the correct details and meets New South Wales legal requirements.

  • Step 2: Exchanging contracts

    Exchanging contracts marks the moment when the sale becomes legally binding between you and the purchaser. Until this step is completed, any offer made is not enforceable.


    In most cases, the buyer receives a five-business-day cooling-off period after exchange. This timeframe is in place to protect the buyer and can be shortened or waived by agreement. As the seller, you are locked into the sale and cannot withdraw during this period.


    After you accept an offer, the following actions typically take place:


    The buyer must:


    • Secure unconditional finance approval (unless paying in full without a loan)
    • Arrange necessary inspections, such as pest, building or strata reports
    • Review and sign the contract with their representative
    • Pay the deposit
    • Send the contract for exchange

    As the seller, your role is to sign the contract. This can be done either at our office or with your appointed agent.

  • Step 3: Completion of your sale

    Completion, also known as settlement, is the day the buyer pays the remaining balance of the purchase price, takes possession of the property, and has legal ownership transferred.


    Before the settlement date, the buyer will typically carry out a final inspection to confirm the property is in the same condition as at the time of exchange.


    On the day of settlement, you will need to:


    • Vacate the property (unless the home is tenanted)
    • Leave it in the same state as it was at exchange
    • Cancel services such as gas, electricity, and internet
    • Hand over all keys, garage remotes, and access cards to your agent

    We will manage the financial distribution according to your instructions, which may include:


    • Paying out any remaining mortgage
    • Settling Council rates, water charges, and applicable strata levies
    • Transferring commission to the agent
    • Covering legal costs
    • Forwarding the net proceeds directly to your nominated account

    You will receive a complete statement showing how funds were allocated. Once everything is finalised, we will notify both you and the agent so keys can be released to the buyer.
