  • Step 1: Listing your property for sale

    Before your property in Heathcote can be advertised, a draft contract for sale must be ready and available to your agent. Once you’re ready to move forward, we will:


    • Provide a cost agreement outlining what’s included
    • Share a property information form for you to complete
    • Order the required certificates from Land Registry Services, your local council and the relevant water authority
    • Compile the draft contract and deliver it to your real estate agent to begin listing the property

    The sooner we receive your completed questionnaire, the faster we can prepare an accurate contract that meets the legal requirements in New South Wales.

  • Step 2: Exchanging contracts

    The exchange of contracts is the point where the transaction becomes legally binding. Up until this stage, the seller is free to consider other offers.


    Typically, the buyer receives a five-business-day cooling-off window following exchange. This period exists for the buyer’s benefit and can be shortened or waived with mutual agreement. Once contracts are exchanged, the seller is fully committed and cannot pull out.


    After an offer is accepted, here’s what usually happens:


    The buyer will:


    • Obtain full loan approval if finance is needed
    • Arrange pre-purchase reports such as building, pest or strata inspections
    • Sign the contract with their legal representative
    • Pay the deposit
    • Send the contract through for formal exchange

    You, as the seller, will need to sign the contract, either in our office or via your chosen agent.


  • Step 3: Completion of your sale

    Settlement is the final stage of the transaction. This is when the buyer pays the balance of the agreed price, takes over ownership, and the property officially changes hands.


    Before settlement day arrives, the purchaser will usually inspect the property one last time to make sure it remains in the same condition as when contracts were exchanged.


    On the day itself, you’ll need to:


    • Vacate the premises (unless it is occupied by tenants)
    • Leave the property in the same condition as at exchange
    • Cancel utilities such as power, gas and internet
    • Arrange for all keys, garage fobs and access devices to be delivered to your agent

    Our team will coordinate the release of funds based on your instructions, including:


    • Paying out any loan secured over the property
    • Settling any outstanding Council rates, water fees or strata contributions
    • Transferring commission to the agent
    • Deducting legal costs
    • Sending the balance to your nominated bank account

    We’ll also provide a full breakdown of all transactions made at settlement. Once finalised, both you and the agent will be notified so that keys can be handed over to the buyer.
